Unit 3 is a detached steel framed warehouse and industrial building with predominantly profiled steel sheet elevations over blockwork walls with external brickwork at lower levels.
The warehouse accommodation is clear span in nature and benefits from an insulated roof incorporating rooflights. Units A&B are interlinked and Unit C is a self-contained storage building. There are hot air blowers and suspended strip lighting throughout Units A&B and just strip lighting in Unit C.
The internal eaves height of Units A&B is approximately 7m whilst Unit C is approximately 9m. Access via roller shutter loading doors is provided to the front and rear of Units A&B and to the front and side of Unit C. There is a large drive through canopy area linking Units B&C to assist with loading and unloading. This also leads round to the rear of the buildings where external storage is provided. The site is fenced and gated.
There is a two storey office to the front of Unit A which is currently used as offices/canteen area/WC facilities on the ground floor. The first floor has been utilised as a factory outlet shop, which his capable of use for further offices or storage.
Groundwell Industrial Estate is an established employment area situated adjacent to the A419 dual carriageway and approximately 7 miles from Junction 15 of the M4. Other occupiers on the estate include Network Rail, Hacklings Transport and Howard Tenens.
